What is happening with the real estate market in Davis?

Dear Interested:

The Davis real estate market is relatively stable compared to the surrounding areas because the market has been driven by parents of students looking to invest in property for their college age children. There are few buildable lots in Davis because of the strong demand for housing. This is due in part because of the increase of students and faculty at the University of California at Davis.

Other surrounding areas are still recovering more slowly. Davis has long been a desirable location because of the University and local elementary, junior high and high schools have some of the highest test scores in California. It's hard to forecast how the market will perform in the next year, but there will be less erosion of prices compared to the greater Sacramento Region. Last year, homes sold between 96 and 100+% of asking price when re-adjusted to reflect market values. The prices of homes in Davis have increased between 10 and 30% over the last two years and 10 to 30% in the last 12 months. This is because of seasonal demand for housing. The best time of year to purchase a home in Davis is in the Winter months, December through February with low demand. The best time of the year to sell a home in Davis is June through September, when there is high demand. The difference in pricing during those two time periods is well over $100,000 and has been consistant over the last 3 years. Being a college town, the number of houses available increase in spring and summer due to graduation and the school calendar.

It is important for buyers and sellers to understand what they can expect. Davis continues to experience far fewer short sales and foreclosures compared to other cities in the surrounding area.
